A Brief Overview of The Process

1. Sign a Purchase Agreement

Our first step in the process is to have you sign a purchase agreement. The Purchase agreement between you and the seller provides us with the necessary information that will be used to move on to the next steps of the process.

2. You Contact Us, We Contact Them

The next step after signing your purchase agreement is to Contact Property Title. We can then begin the title procedure on your new property, starting by making contact with all parties on the Purchase Agreement to ensure a smooth communication process.

3. Title Search

We will have one of our specialists do a detailed search into the title history of the property. They will look into any wills, mortgages, liens, deeds, and more.

4. Title Examination

The documents found during the title search that affect the title to the property will be scrutinized by one of our Louisiana-licensed attorneys in order to establish whether the title is free of defects. This examination will reveal if there are any ownership claims, owed debts, liens, encumbrances, and more on the property. Upon completion of the search and examination, a title commitment/ preliminary report is prepared, reviewed, and sent out to interested parties.

5. Preparing the Documents

The closing agent will then review the new lender’s instructions and requirements, instructions from other parties to the transaction, legal and loan documents, assemble charges, prepare closing statements, and organize a suitable date for the closing between all parties.

6. The Big Day

When the agreed-upon date arrives, one of our certified attorneys or notaries will be there to accompany you during the signing process on closing day. They will be able to answer any questions you may have, or guide you through any unforeseen circumstances. The closing day will conclude with payment to the seller, real estate agents, attorneys, and other parties present.

7. Our Finishing Steps

Once every necessary document is signed, and following a successful closing day, we will send payment to any past lenders, pay all parties who performed services in conjunction with your closing, payout any net monies to the seller, send title insurance policies to you, and record the paperwork with the parish clerk's office; all without any further action on your end.
